100 Million Reasons For Another Prosperous Year

We thought last year was busy.  Well, this year was another banner year.  Better yet, next year has the potential to be outstanding.

Topgolf Auburn Hills is anticipated to break ground in Y2018

The City Council approved over $100 million in new development this year.  Here’s a recap of the projects approved:

  1. Pacific Drive Development – a speculative 50,000 square foot office/light industrial building ($3.3 million)
  2. Rapid Shred – a 21,050 square foot light industrial building ($1.1 million)
  3. Stadium Party Store Gas Station – demolition of the former Lucas Coney Island Restaurant and addition of a six-pump gas station ($400,000)
  4. Five Points Community Church – a 16,019 square foot addition to be located on the north side of the existing building ($3.2 million)
  5. FEV North America – a 25,600 square foot research and laboratory facility ($4.2 million)
  6. Hutchinson North American Headquarters – a 60,502 square foot corporate office building ($8.0 million)
  7. The HUB Stadium – a 300-seat banquet addition to the existing facility ($1.1 million)
  8. AM General Technical Center – an outside storage area to facilitate the company’s move to Auburn Hills ($9.5 million)
  9. Cornerstone Community Financial Credit Union – a 30 space (net) parking lot expansion ($200,000)
  10. Autoliv North American Headquarters – a 124 space (net) parking lot expansion ($1 million)
  11. Valeo Thermal Systems North American Headquarters – a test track and ancillary building adjacent to their existing facility ($3.0 million)
  12. INCOE World Headquarters – a 135,000 square foot corporate office/industrial building ($20 million)
  13. The Palace of Auburn Hills – a City-initiated rezoning to prepare the arena property for redevelopment should it no longer remain viable as a sports and entertainment venue
  14. 1220 Pacific Drive – a speculative 98,084 square foot office/light industrial facility near the southeast corner of Joslyn Road and Pacific Drive ($3.9 million for shell and site work)
  15. Candlewood Suites Hotel – a 97-room hotel within the Dutton Corporate Centre PUD ($10.0 million)
  16. Saber Building Services – two, 12,000 square foot light industrial buildings located west of Joslyn Road, between Pacific Boulevard and Taylor Road ($1.7 million)
  17. Topgolf Auburn Hills – a golf-themed hospitality and entertainment complex near Great Lakes Crossing Outlets ($12.5 million)
  18. Oakland County Animal Shelter and Pet Adoption Center – a City-initiated rezoning of property located at 1700 Brown Road to prepare the property for redevelopment
  19. Fischer Automotive Systems – a 43,266 square foot building addition to expand and connect their existing facilities located at 1044 and 1084 Doris Road ($5.1 million)
  20. 3000 University Drive (Delphi Building) – a 544 space (net) parking lot expansion to accommodate an anticipated 1,100 additional workers at the facility ($6 million)
  21. 3985 Giddings Road – a speculative 76,923 square foot light industrial building ($4.5 million for shell and site work)
  22. Wescast Industries, Inc. – a renovation of the former GKN Building at 3300 University Drive into Wescast’s new North American headquarters and technical center with special approval for light industrial use ($3.0 million)

As of this morning, the Community Development Department has issued 3,045 permits this year.  That number is up from 2,517 permits issued in Y2016 (21% increase).  To put this year in perspective, the City issued 3,314 permits in Y2014 and Y2015 combined.  Based on the projects approved by the City Council this year, we anticipate that this extraordinary growth trend in development activity will continue into next year.
